The Rise of Stadium Anchored Districts: From match-day venue to 365-day destination

Twickenham’s Allianz Stadium is reworking plans to bring more major non-sport events to the venue. The proposal takes them from three major non-sport event days a year to as many as 15 and with even bigger crowds. But what interests me isn’t really the concerts, it’s what this says about where major venues are heading.

While the headlines focus on concerts, the real story is where major venues are heading. Stadiums historically built around one dominant sport are increasingly asked to work harder as commercial assets. More concerts, more entertainment, more hospitality, more corporate use, and more community activity means we are officially entering the era of 365-day stadium-anchored districts.

From a commercial perspective, this makes complete sense. Similar conversations are happening at London Stadium, SoFi Stadium, and on the extreme end, Sports Boulevard in Riyadh. But there is a massive operational shift that boards and C-level executives must address.

A venue that changes what it does also changes who needs to be inside it, why they are there, where they can go, and how long they should stay.

Sport normally has a relatively established population. Core groups such as players, officials, clubs, media, broadcasters, hospitality, contractors and stadium staff are repeat users of the venue so access requirements and operating procedures are relatively stable.

Concerts are entirely different. Unless an artist is running a multi-night residency, every event brings a completely different combination of artist, promoter, production company, touring crew, security provider, suppliers, contractors, and third parties. There are complex moving parts across load-in, production, rigging, rehearsals, event day, breakdown, and load-out.

The same stadium might host rugby at the weekend, a corporate event on Tuesday, community groups on Wednesday, and start building for a concert on Thursday. Those groups do not all need the same accreditation experience. One size does not fit all.

A multi-use venue does not just have more users – it has entirely new definitions of what “trusted” means. People may need specific access for just a few hours or a specific phase of the event, which means access must reflect role, time, and place.

There are currently over 300 venues being built or refurbished to accommodate this model. The opportunity is not to replace the accreditation model that already works for sport, but to build on it with infrastructure flexible enough to support every other user.
